ERP, LLC collects as many applications as possible and does not automatically rent to the first application received. We do not base our decision on age, race, color, religion, or familiar status. We rent to the applicant with the best credit, references, and rental history. Decisions are based on the information you and your references provide; if the application is not filled out in it’s entirety it may be rejected on that basis. Completion of an application does not guarantee the applicant a rental, nor do we allow anyone to move in immediately. A separate application must be filled out by each applicant 18 years and older and be approved prior to taking occupancy. We reserve the right to require a co-signer.

Thank you for completing an application to rent from us. By signing below, applicant represents all information is true, complete, and authorizes annual contact/verification of information, references, and credit for continual tenancy or for collection purposes should it become necessary. If any information is found to be false, the application will be rejected and will be sufficient reason for immediate eviction and loss of deposit.

TERMS AND CONDITIONS

I understand in the event I, the prospective tenant, change my mind about renting this property, the deposit is NON REFUNDABLE. I understand that this is a routine application to establish credit, character, employment, and rental history. I also understand that this is NOT an agreement to rent and that all applications must be approved. I authorize verification of references given. By submitting this application I am giving ERP, LLC permission to run a background check on myself and any cosigners. I authorize information to be checked for verification by all available means (i.e. credit reporting agencies, public records, current/previous rental property owners/management, employers, and personal references) for employment, credit history, criminal records and rental history. I declare that the statements above are true and correct, and I agree that ERP, LLC may, at any time, terminate my agreement entered into in reliance on any misstatement made above.

I understand if my application is approved, a formal written Rental Agreement will be signed by both parties and that I will be required to place a security deposit with ERP, LLC. The security deposit may not be applied to rent for any month. I also understand that no persons other than those specifically named on the Rental Agreement will be permitted to occupy the premises.

AGREEMENT: By signing this Electronic Signature Acknowledgement Form, I agree that my electronic signature is the legally binding equivalent to my handwritten signature. Whenever I execute an electronic signature, it has the same validity and meaning as my handwritten signature. I will not, at any time in the future, repudiate the meaning of my electronic signature or claim that my electronic signature is not legally binding.
